We conduct regular technical inspections after each guest to ensure the property is well-maintained and presentable. We take a security deposit from guests to mitigate potential risks. It is worth noting that guests generally use the apartment mainly for overnight stays and treat this type of rental as hotel accommodation. Wear and tear on the apartment is significantly higher when renting long-term compared to tourists and business travelers.

The occupancy rate is the percentage of free nights during which the apartment can be booked. For example, if your property were available for 1 month (30 nights) and was booked for 22 nights, your occupancy would be approximately 75%. With short-term rentals, there will always be gaps between bookings, but our job is to minimize them. We understand that high occupancy is key to a happy property owner, and we work day and night on this to maintain the necessary occupancy levels and meet the expectations of our owners. Managing occupancy is difficult to master because it is determined by many factors. There are internal factors such as apartment size, interior quality, photos, and pricing. There are also external factors such as the time of year, local attractions, and competition. However, even if the occupancy rate is very high, it could indicate that the price is too low and there may be opportunities to increase overall profitability. That’s why at Manzil, we use a combination of our own dynamic pricing algorithms and human expertise to achieve the best balance of occupancy and average daily rate.

If you want to use your apartment, you can ask us to block dates in the calendar. The apartment will be unavailable for guest bookings during those dates.

Manzil has developed an internal system for quality control and adherence to hotel cleaning standards. We ensure the space is perfectly clean and tidy after every guest visit.

We use portable or wall-mounted key safes combined with smart locks, so guests can check in anytime, day or night. Our key safe is a secure safe that is currently used by every Manzil client. Key safes make check-ins more flexible for guests and are especially attractive to business travelers.

Effective management of your assets is at the core of everything we do. We have developed a specialized method for guest verification and notify you of any potential damage to your property. Some platforms offer a host guarantee sufficient to cover any potential damages, and we can also recommend specialized property insurance for extra peace of mind.

Although we do not supply furniture ourselves, we are always happy to share our experience to help maximize your property’s value on short-term and vacation rental platforms. Practical decisions, such as where to place toiletries or how to arrange chairs, can make a huge difference!

Properly pricing your property is key to long-term success. When setting the price, we use a combination of computer pricing algorithms and the expertise of our specialists. We use a vast amount of data to determine the starting price for your apartment, but we then adjust for seasonal changes and competition to dynamically optimize the price. We also ask each client if they want to set a minimum and maximum price per night. Once the price is set and your property is live, we track the number of incoming bookings, as this is the real indicator of whether the price was set correctly. Our management system detects if your apartment is booking too slowly or too quickly, and sends a warning to our pricing experts.
