The short-term rental model was once intended only for holiday homes, hotels, and specialized guest houses. However, with the emergence of platforms for booking private homes, alongside short-term management companies like Manzil, this model is now available to everyone. Our clients tell us about two main reasons they switch from long-term to short-term rentals: flexibility and profitability. On average, occupancy is around 75-80% per year. This means that property owners have the opportunity to inspect, repair, or use the property for personal purposes. Regarding earnings, guests who rent short-term pay a much higher nightly price than long-term tenants. Therefore, even after deducting management fees, most owners can earn significantly more by renting out their property on a short-term basis. If you're a Manzil client, we track the profitability of your apartment in relation to the potential income from long-term rent, because we know that these base incomes are the "red line" we should never cross.
Tourists, foreign visitors, business people, Russians living in other cities or abroad who come to visit relatives – this cluster creates a constant demand for short-term and daily accommodation.
To optimize guest service and increase flexibility and comfort for guests, Manzil no longer performs individual check-ins. We quickly found that meetings are generally a complicated, irritating, and uncomfortable experience! Guests are often late, change their plans, or are simply tired and uncomfortable during in-person meetings. Back in 2016, Airbnb started recommending hosts use key safes for remote check-ins.
Most of our clients choose Manzil because they cannot handle the work involved in short-term renting (e.g., they travel), do not want to do it (it requires a lot of "manual labor"), or feel it would be more financially beneficial if we handle it. According to our estimates, for a beginner in this market, renting out one apartment for short-term rentals can add up to 40 hours of work per month. At Manzil, we handle all of this work for a small portion of the booking revenue. For many, this makes sense. Furthermore, since we are professional managers with a team of specialists in profitability, we can often maximize overall booking amounts for our property owners. Thus, our property owners often find themselves in a financially advantageous position without having to do any work!
We operate under an official agency agreement. The agency agreement offers several options depending on your convenience. We can act as, or not act as, a tax agent. In the latter case, you will pay income tax based on your status.
Unreliable guests and "passing through" issues
Our service is very convenient, so not much is needed! We provide bed linen, towels, hotel-quality toiletries, professional photos of your apartment, and pre-cleaning services. All you need to do is make sure your property has everything essential (e.g., working Wi-Fi, iron, kettle, etc.). While some minor repairs to your apartment can help increase your income, it is not mandatory. Call us for more detailed information on how to rent and advice on making your property as attractive as possible.
After each guest’s stay, we organize a thorough cleaning and ask the cleaning service to document their work with photos so we can ensure everything meets our standards.
